1. Who we are

Student Property Moves is operated by Corina Zegrean, a sole trader based in Canterbury, Kent, United Kingdom ("we", "us"). When you use this website you are contracting with Corina Zegrean, trading as Student Property Moves. Contact: zegrean@aol.com.

2. Acceptance

By using this website, creating an account or placing a listing, you agree to these terms. If you do not agree, please do not use the site.

3. The service

Student Property Moves is an online noticeboard where landlords and students can advertise student properties, rooms in shared houses and rooms needing a replacement tenant in and around Canterbury. Advertisers pay a one-off fee of £50 per property or room for a 12-month listing. We are not a letting agent and are not a party to any tenancy agreed between users.

4. Your account and listings

  • You must be at least 18 years old, or have authority to act for the organisation you represent.
  • You must keep your login details confidential and are responsible for activity on your account.
  • Listings must be accurate, lawful and kept up to date, and you must have the right to advertise the property or room.
  • You give us permission to host and display your listing content and photos solely to provide the service.

5. Acceptable use

You must not misuse the service, including: using it for anything unlawful; fraud, scams or spam; posting fake or misleading listings; infringing anyone's intellectual property; uploading malware; probing, scraping or interfering with the site's security or operation.

6. Intellectual property

We own the website, its software, design and the Student Property Moves branding. You keep ownership of the content you upload.

7. Payments

Listing fees are paid online by card, Apple Pay or Google Pay through our payment processor, Stripe. Stripe processes card details securely; we never see or store your full card number. Applicable taxes are calculated at checkout, and payments may appear on your bank statement as "LINK.COM* Student Property Moves". Your listing goes live as soon as payment is confirmed: by paying, you confirm you want it published straight away. Listing fees are non-refundable once the listing is live — see our Refund Policy.

8. Service level

We work to keep the site available, but we do not guarantee it will be uninterrupted or error-free. To the fullest extent permitted by law, the service is provided "as is" without implied warranties.

9. Suspension and termination

We may remove listings or suspend or close accounts for material breach of these terms, non-payment, security or fraud risk, or repeated or serious policy violations. When an account is closed, its listings are removed from public view and deleted within a reasonable period.

10. Liability

We are not responsible for the conduct of other users or for any tenancy arranged through the site. Our total liability is limited to the fees you paid us in the previous 12 months, and we are not liable for indirect or consequential losses. Nothing limits liability for fraud, death or personal injury caused by negligence.

11. Governing law

These terms are governed by the laws of England and Wales, and disputes are subject to the courts of England and Wales.
